In 1782 Robert Ripley and Isabella Beane leased 1000 acres, on which they were already living, from Henry Denny Denson. In 1774, the year the Robert and Isabella arrived in Nova Scotia, Denson had given the land to his daughter Lucy, wife of Robert Fletcher. The property was held in trust by Richard Bulkeley to be sold on the Fletchers' consent. In 1784, Richard Bulkeley sold the property on behalf of the Fletchers to Thomas Cochran of Halifax. The original deed to Henry Denny Denson provides the information that the land was located in Amherst on the Nappan River, lots 70-75 of marshland, lots 70-75 of upland, and a limestone marsh.
